It is a really solid area - great location to attractions, shopping, food and family fun. Also within commute to a few military bases and multiple highways @Allen Wu - I would pull the trigger in a heartbeat if it was a deal.

It really depends on which pockets of town you are looking into - as others have said before on other threads one pocket/neighborhood in San Antonio can vary greatly to another nearby so having boots on the ground sure helps you get a better idea of your tolerance and the surroundings.

Where have you been looking specifically? I really like the far west and northwest side of town as I grew up and lived in these areas and know them really well - plus when I do start investing I like that it is an attractive option for active duty being relatively close to Lackland. @John Nichols

Excellent point made by @Christopher Campbell. It can definitely be a challenge finding a "good" duplex in San Antonio especially with the demand so high but it is possible. If you haven't done so already, start telling everyone you know about what you are looking for and even start building relationships with local agents and wholesalers. The off-market deals could do wonders for you. @Matt Oldfather

I have clients and family in the same boat - many of them bought these properties as their primary home in the early 2000s around $95-110K and could easily make a killing in today's market -  and it sure is tempting. The overall mindset is that a sure thing cash flowing nice and with good tenants is better than nothing and if they were to sell they would rather have the next deal already lined up rather than let the money burn a hole in their pocket. But to each their own - this market sure is HOT @Ivan Chavez

Hey Zac, great question. I see you mentioned wanting to flip homes - can you tell us more about whether you have a team in place that will help you carry out your plans? Also, have you considered other strategies like house hacking as a means to generate some capital and get started?

Calling all San Antonio STR investors,

I know the city has seen some serious growth in AirBNB properties popping up across town and I wanted to ask if you could share some of your pain points when it comes to managing your STR's. One that I often hear is finding a reliable cleaning service that can accommodate these types of properties on short notice or within tight windows in between bookings for example. I'd love to hear what you have to share as I have been increasingly interested in the business model and some downsides or headaches associated. Thanks in advance!
