Our newest floor rates are at 6.50% for our DSCR loans, we can get there on both purchases and refinances (80% Max LTV Purchase, 75% LTV Max Refinance LTV)
We now also do a No Appraisal Fix and Flip Loan! $75,000 min unit price (75K SFR, $150K duplex, etc, up to 4 units). Up to 90% LTC funding and between 85-100% rehab financing. Rates dependent on previous borrower experiences with Fix and Flips/Holds over the last 36 months.

Hey Golan,
Appraisers will include the ADU in their value aspect of the property, but more often than not, the Fair Market Rent that is to be seen on the property will only come from the main structure.
This also may depend on the appraiser or AMC you choose to use.
