A lot of lenders usually have $100,000 minimum loan amounts on their DSCR programs.
At Brrrr.com, as long as the property cash flows at a 1.000 DSCR, we can go down to $50,000, so long as the property appraises for $75,000 or higher.

All students in the property are on 1 lease. 4 students in one SFR, the other is 9 students in an SFR (which has 8 beds and 5 bathrooms). Both cash flow extremely well

Hey Jeffrey,
On our Purchase and Refinances, we could go as low as 50,000 on the loan amount barring that the DSCR holds up. Max 80% LTV on purchases, max 75% LTV on refinances.
