Take note of YTD on check stub. An applicant may say they have been at s job for three years and only have 2 months worth of income and it is mid August. It is a good idea at this time of year to see a W-2. Very revealing.

Look into renting an ozone machine. Turned on and left in a room it will kill everything including pests and odors. I have used it several times to get rid of odor in a crawl space and to get rid of gnats. (Note: plants and pets should be vacated from premises.) I don't understand the science so you'll have to google it yourself.

If the old floor is salvageable, that is the way to go. A bad tenant can ruin concrete. Wood floors if done right will last decades and add value and appeal.

Just google requirements for headers load bearing walls. There are numerous sites available. There is not a rule of thumb because it would depend on the load you want to hold up.

I am still looking for a collections attorney located in Cook County, IL.  I have several judgements I would  like to collect on.  I don't have the time to pursue myself a wage garnishment not the expertise.

I am aware of at least one and possibly more persons who would like to sell their home.  The first is retired and has purchased a second home in Arizona. This is a friend (church member) so I'm not sure how to approach him.  I know he wants to sell but I also know it needs work that he doesn't want do.  I could give a lead to someone who is interested. Any suggestions.  This is southwest Cook County suburbs.

Vinyl windows are very inexpensive. Easy to install. Add value to your property. Attract a better tenant. Save money on utilities. Tilt in for easy cleaning.

The easiest way to deal with abatement is to apply drywall over the existing plaster. You can use as little as 1/4 inch drywall. Remember you will have to build out door and window jambs.
