Sorry but I don't know how to use the@ function. To Mr Harrell: Illegal drug activity draws bad characters who don't give a damn about other people. These are the punks in the city of Chicago that shoot 8 year olds sitting on their front porch. You will not be successful as a landlord unless you weed these people out. (No pun intended) I not talking about recreational use if drugs, I'm talking about distribution. To the gentleman that asked what to do, read your lease, I'm sure it says something about using the premises for illegal purposes. Get them out.

You mentioned that the seal on the refrigerator was not sealing properly because of the new door configuration, can the seal be removed and turned so that it would be in the same configuration as it was on the other side?

Sorry, I don't know how to use the "@" yet. Regarding your question about quick pay, that is the name for Chase's electronic money transfer. Depending on the bank you use or your tenant uses the money transfer will have different names.  My bank uses the clear Xchange system. If your tenant has a bank account (or prospective tenant) they should have that option to pay from their phone. Often, I won't take any money (deposits or credit check fees) until all their paperwork is in. They can then quick pay those fees without me going to meet them somewhere.

I've had prospective tenants quick pay their deposit. Leases were emailed, signed and sent back in a matter of a couple hours.

One of the costs that I have had the greatest difficulty controlling is my water bill. If it's not a leaking toilet (I can fix that) it's tenants using hot water to defrost meat (What can I do about that other than asking them not to do it). What are the apartment building owners doing to keep their water bill down?

Installing vinyl replacement windows will hold up to tenants and their abuse. They can be fairly easy to install unless you need to bend aluminum to cover the exterior. If that's the case then you should get someone with experience

Disconnect supply lines from shutoffs at each faucet and test from shutoff. If water flows at shutoff then you know faucet needs cleaning or replacing. If not you know it's the pipes. A well that has been off a while will throw out a lot of sediment. Therefore you might want to run outside spigots a while to clean out system.

Call your insurance company. If they say no then it's no. If they have you upgrade your insurance then pass the cost onto the tenant. I did have an inquiry for the same situation. My insurance company wouldn't do it. Can't hurt to ask.

My experience has been to look at what they are using in commercial applications because it holds up to the heavy traffic. It is the LVP

The ozone machine will eliminate odors. Be careful as plant life, pets also will be eliminated.
