I am willing to buy cash at 65-70% ARV if you find property and want to sell it. I can usually close in less than 10 days with a clear title. Anywhere west of I-51 historic districts preferred central Phoenix.

Mike I know private HM lenders here in AZ that won’t go below 10-12% period with no points. There are a few HM lenders that I have connected with that will do 30% down and 9.9% no points just a flat up front fee of $1995. Usually want a loan to be 200K or higher though at that rate. Best of luck!

Thanks for the insight, it’s a 1031 exchange so the down needs to be where it’s at on this one. I believe I can get rents to $3750 a month over the next year so the end result will be better than proposed here. There is almost no grounds to take care of except 2 trees. Unit is slump below and in great shape for the most part. There are 3- 1/1s and 1 2/1.

Today in Phoenix vs 08 are really completely different and we still have a shortage of rentals, thus why many are being built now. You should have no worries. Your engineer friends may not know enough to be giving out advice. But your in the right place to get valuable info here on BP.

@Pamela Sandberg is on point on this item. Both the historic districts on either side of I-10 central phoenix have a abundance of homes with either a casita or another home on the property and they go quick and the price per foot has increased quickly the past few years as they bring these areas back to life.

@Dirk Gesink I think 200 is pretty far fetched i just did a complete for 127K and inlcuded all you have listed above. I also have a couple contacts if your interested. Check your in box I just sent you a 2000 sq foot that I have mentioned.
