Historic homes here in Pheonix are extremely lucrative at this time I had a fellow investor just buy and flip one and it was not only cool to watch the process (not that difficult) but sold rather quickly because of the high demand in down town Phoenix.

@Account Closed thanks for asking the few and far between turnkey companies here in AZ are usually subject too properties and I prefer to utilize my funds in something that I own my self out right. Just a personal preference because I also own multi units here in AZ also. Doing the due diligence out fo state takes some time but many AZ investors are securing notes and also multi units out of state due to the rise of the current pricing here in AZ and the ROI is a very real reason why. Your example above in Mesa is 1 proerty in a rising market that apprecation is very strong today. The question is will that continue? Maybe, but it may not also if you look over any 20-30 year trend line. Differnt strokes for different folks.
The 2 links below show some comparisons for Phoenix vs Cleveland in the midwest this is very typical, not the huge gains in apprecation but also not the huge losses either. A bit more stable in my humble opinion.

Tough area to try and buy and get a decent ROI for sure, value add or a wholesale deal may be your only shot! I bought one last june in the 350K range and it cash flows at $347 a door because it was a 1031 and a large down was in play. Currently looking out of state for multi family. ROI is much higher and can out perform those betting on appreciation. Just my thought process.
