Maybe this is a trivial question -- but I think that there is a psychological benefit to split out the costs instead of raising the rent. Does anyone have thoughts on that? It seems like being able to advertise the unit at a lower cost would have a positive result.

In recent years the hospitality industry has opted to split out costs to their guests by the use of "resort fees".  Wi-Fi, gym access, daily newspaper etc. that at one time were included in the base room rates are now viewed as upgrades that can be charged without increasing the advertised room fee.

@Inna Young - First, I am sorry for the problem that has arisen with your friends' property.  But am I to understand that the Sheriff's Department in this locality actually closes over a holiday weekend?  A particular investigator may be off, but your friend should certainly be able to file a complaint with someone to remain within the 1 month time frame mandated.

It seems to me that a number of threads on BP (not necessarily this one) are started with the express purpose of jerking our collective chain.  I guess this happens in all forums and is harmless for the most part.  There are those that just like to poke at a hive to see how much buzz they can raise.

A darker motive may be the desire to provoke controversial comments that can be used as fodder for newspaper columns or blog posts.  It is surprisingly easy to forget that these posts are by no means private conversations.

@Jael Castillo - Though I cannot say that Coastal Pacific Realty put a lot of thought into their program name (A Realty Group"? Seriously?) it looks to my layman's eye that they were careful not to promise you anything in writing except vague references to "materials" and "time" in the last 2 paragraphs.

As an aside, you should blank out the personal info on that application/contract.

@Matthew Brouillard  - I agree with @Martin Vehlow that a good 1st step would be to shop local financial institutions.  Also, if you are on Credit Karma you will notice that they suggest cards for you to apply for and estimate your chance of success.

Just be aware that those Credit Karma scores should be taken with a grain of salt (  or a groan of exasperation).  They are notoriously imprecise.

I have heard of investors setting up a separate LLC for each rental property in their portfolio, but even that is deemed overkill by some BP members.

Student housing is a lucrative niche in Madison. Consider acquiring a property that you can "house-hack", i.e. live in with housemates that pay you enough rent to cover mortgage, utilities etc. If you find the the process of REI suits you then you have your 1st income property when you graduate. If you find you do not like the whole landlord thing you can probably sell at a profit when you move on.

@Paul Sandhu, were those service or emotional support rattlesnakes?
