Have you looked at the website and also read the Q&A. The answers are there.

Do a google on this.

The company's name is Guaranty Investment Company, Inc. located in Riverside, CA.

They also have a website  www.cashforyourhousein24hrs.com which is found on youtube.com. Their phone # is 951-221-3636 also 323-790-4976 (voip from Los Angeles, CA).

I would wait until you got some experience under your belt before attempting to set up your company as LLC etc. Otherwise, if this does not pan out as you have hope it would be wasted money down the drain.

I have done walking around REO vacant houses with no problem.

But not with tenants or owner occupied houses. Stay away from those and make an

appointment with the R.E. agent who is responsible or have that listing.

Mobile homes are like buying cars and trucks with the title. Just be sure there is title with that mobile home so you can sell it.

Find and join a real estate club close to you. Then ask members there to help you find a mentor. That's a start. Go there....

Better to get absentee list with at least 10 years or older and have high equity to have any chance of finding motivated sellers. Also you can probably find free absentee lists from title companies, but would have to establish a relationship with the title company. It may take a ton of calls to find them willing to work with you. Just try it. There will be others that will give a different criteria on finding motivated sellers. Just keep your eyes and ears open and listen to them all.
