May I suggest just simply bring a partner with you or another person (man or women) with you that you trust and go keep that appointment. Please don't be afraid, but do stay alert to your surrounding and trust your guts.

Try using 411.com, white pages, zabasearch.com, anywho.com.
I'm finding that a lot of services used to be free and now charges it.
Most people uses mobile phones and not land line phones which makes it difficult to trace.

Never heard of this company....Sonetel.com. After checking everything about this..... I'm still wondering if this is an untraceable phone #. If anyone else has experience with this....
please let all of us know..................

If it is REO /bank owned, the property will be eventually listed with a realtor and put in MLS. Then slim chances of talking to anyone from the bank. When listed from bank, it is generally overpriced to begin with and will have to wait at least 90 days or so before a reduction comes down. First 15 days are given to owner occupied then investors are invited to bid.

If you are looking for REAL comps, then find a investor friendly realtor to work with.
Otherwise find Zillow, realquest, eppraisal etc. and divide price by 3 to get average price.
But only take this as an example and not a given correct ARV.

Suggestions....
Try putting buyer ads in craigslist to collect names and phone numbers.
Put up bandit signs
Attend REIA meetings
Attend auctions and collect business cards from buyers and info from them.
I think you get the ideas............just do it.

I would suggest also talk to Keller realty firms. They are very oriented friendly investors firms. My understanding is they will let you operate both sides of realty and investors. Can possibly operate as wholesalers also. Do check this out...............
