welcome Tommy!  A great way to build your list is to meet people in person at the meet ups that @Troy Fisher, Kevin Carbon and Tiffany Plovie host. There are lots of buyers there!  Please let know if you find anything north of Renton.

Welcome to you both. A great place to meet other local investors is at the meet up on Friday night in Kirkland.  Search BP or meetup for the PacificNW Real Estate meetup.

@Troy Fisher have you ever looked into an Eastside meeting at the Triplehorn in Woodinville.  It may be a bit north for some, but they have a good space.  They don't sell food, just beer/drinks, but you can bring in any food you want.

I bought my last short sale through a wholesaler like @Ryland Taniguchi suggested. They created a new LLC and I bought the LLC instead of just the contract. As a buyer, you just need to be sure the LLC is "empty" besides the contract for that property.
