@Troy Fisher have you ever looked into an Eastside meeting at the Triplehorn in Woodinville. It may be a bit north for some, but they have a good space. They don't sell food, just beer/drinks, but you can bring in any food you want.

I bought my last short sale through a wholesaler like @Ryland Taniguchi suggested. They created a new LLC and I bought the LLC instead of just the contract. As a buyer, you just need to be sure the LLC is "empty" besides the contract for that property.
