@Tariq Hakeem I'll echo what some of the others have said. In 9.5 months of reading, you should have accumulated enough knowledge to do a deal. Apply what you have learned and take action. Build a spreadsheet to help you analyze deals. If you can't afford office 365 use Google sheets for free. Be resourceful. Nothing anyone tells you at this point will help you, you need to just do it...

@Dannielle O'Buckley you could check out the REI meetups in your area and attend one. Chances are that if your backyard doesn't work, you will meet other investors that are investing out of state. That's a great place to start. Ask them why they are investing in the markets they are in, then do your own research. The internet is a great way to verify what information you get. Good luck!

@Sadrud-Din Williams real estate investing is like any other business. It takes time, patience and persistence to be successful. 97% of people get really excited when they start a business, but when they don't see immediate results, they quit. That's why only 3% succeed. If it was easy, everyone would be doing it and would be successful at it. Most people aren't willing to work hard to get results.

@Emily Register you can also consider out of area or state markets. If your area is over valued, it will be hard to find any deals. If it was easy, everyone would be doing it. Put your head down, nose to the grindstone, be resourceful, have patience and analyze a lot of deals. I created a spreadsheet that I just need to plug in the numbers and it does the analysis for me. Takes about 20-30 mins to gather the info and do the analysis. Having said all that, I live in Hawaii. Housing prices are sky high, cap rates are rock bottom. I can't make a deal work here. So I am looking at mainland markets. The deals are out there, it's more a matter of if you have the patience, persistence and resourcefulness to find them. Good luck.
