Sorry for such a long post. But please read all the way through.

@kyle bigger... Hi there. As a beginner who simply is having the hardest time getting in this wonderful field of REI. I have to say your post is the most interesting one I have read so far. As a father, a man, and inspiring real estate investor. I do respect your honesty about how you feel. I think maybe you should look at your job a bit differently. What I mean is, I would give and sacrifice a whole lot to be in your position right now. Let me explain. Look at life from my eyes for a minute. I am about to be 34yrs old in January. I have a wonderful family, a beautiful wife who I share five healthy and beautiful children with. I raise my niece also. As far as income, I am a auto mechanic. I specialize in repairing mercedes-benz. I live in sunny south florida, and I live from check to check. Praying and hoping that one day I can make REI a reality in my life so I can give my family a better quality of life. With that said as I mentioned I do fix cars at a shop in 100 degree weather,not asking for sympathy just painting a picture for you. When I have a vehicle that needs parts, I get the parts cheaper than what I sell them to the customer. That's just the way of Commerce. With that said I am maybe one of the most reasonable priced mechanics In south florida but I still have to make a living and trust me,my work does not create the best quality of life but I do get by and bills are paid thank God!! Now with you, you are in a position where the service you offer actually really does help people. But there is a cost and expense to continue doing what u do. Yes you get paid handsomely for your service but that's the benefit to having the knowledge you have. That is really what people are paying for because not everyone can do what you do. There are people doing what you do and cannot achieve your level of success. Let me assure you that what your doing is a good service. Quick story and I'm done. Rewind time back to 2004. My mother had a beautiful Victorian home in Boston Ma. Where I'm originally from. My mother and step father decide things aren't working out and get a divorce. Now my mother is left with bills she can barely afford on one salary, mortgage ect. Long story short she sells the house for way less than its worth and walks away with only 20k. The point is the relief she felt when she got rid of that house was amazing. It was some one like you that came along and rescued her. The best part is she was actually able to put a down payment on something substantially smaller, but she has been so happy with her new home even though it's a down grade. Moral of the story your doing the right thing and I would literally give up anything to be in your shoes. I wish I could be you... Stick with it...Cheers...Merry Christmas

- Invest in properties under $30k. Check out Lisa Phillips. Lot's of good information on finding, funding, flipping, and renting real estate, without having to spend a lot, and without having to use a conventional mortgage.

- I'm personally not a huge fan of wholesaling, but many investors have a knack for it (and enjoy it!), Maybe it's something you can get into?

Thanks for your input. Yah my issue is I'm not of much help at the moment to an investor, just have the drive to learn and would be willing to do what ever to get into this awesome industry. As far as the numbers there asking $85000 for the house and that's negotiable. The comps in the area are between 170k and 210k... actually the guy selling his house right next door is asking 210k.. not saying he's going to get that but that's what the numbers are roughly... Again I really appreciate your reply.. I don't know what I would without BPers like you. You guys do give a good feeling of support and great insight... thanks again...

I really appreciate your help. I will definitely use the links to the info you provided me with. I know I have a lot to learn. I'm really anxious to get into REI. I'm really trying to give my family a better quality life. So I really appreciate your help and insight as to what I should do first,second and so on. My biggest problem is I really don't have much to offer an investor at the moment. I'm trying to figure out how I can be of any help to anyone who is willing to help/mentor me. Once I figure that out, I think I'll be in good shape. Thanks again for your reply, really appreciate it...

so I was online the other day looking at properties. I found one I think would be a good flip. Mind you I am new to REI, I have no experience and I never flipped a property before. I have been reading a lot of real estate material and listening to podcast after podcast. Anyway I found a property online and filled out the inquire portion on the website about the house and the realtor just contacted me. Long story short I have no money for this property and was wondering if there are any investors in the ft.Lauderdale Fl. area that would be interested in looking at the property with me and possibly partner with me on flipping the house if it's worth it.. I know it's a risky move but I'm desperate and truly hate what I do for work right now.. sorry for the long story but anyone kind enough to help out a father of five children, I would greatly appreciate it from the bottom of my heart.... Thanks..

thanks ned carey... Since u took the path im thinking of taking witch is paying for a mentor. In your experience what program or who was the best for u as far as mentoring. I really dont have alot of money at all. I am a husband and a father of five. So as u can see not very much expendable cash laying around, hince the reason for my love of a lucrative career as real estate. But i also know theres a lot to learn and many mistakes that can be made. In my position with a family the size of mine and my oldest three years away from college, my time is short and money is limited. I just want to make the best decisions as this is something i can see myself doing until i retire... thanks for the response.....really appreciate it!!!!
