I am in the process of looking at a 8 unit for $140,000 grossing $3,500 monthly. The current owner is paying for electricity, sewer and dumpster. It’s poverty as well. Still thinking if I want to pull the trigger with it.

James, where are you investing? Maybe you can partner up with someone with capital? Like a family member or friends. Do you have a 401k? Maybe if you have enough you can use that as downpayment.
John, what’s the value of each property and where are they located at? What are the arv and how much do you own for each property? Usually the only upfront fees should be for appraisal. What’s the good faith fee and how is it refundable?

@Haresh Melwani, we will look at them an SFH which will be based on current market. The min value of each property should be $50,000.

@haresh what’s the value of each property? Are you looking to consolidate with a blanket loan?
