Honestly it depends on your credit score. If it’s 660 there’s a few lenders who can do it for 6.45%.

@lukas is this your first deal? It’s a lot of risk working with newbies as most lenders may not work work first time flips.

I agree with Ryan. Maybe find a 3/1 or 5/1 arm with 30 yr term with no ballon and then refi with a Bank in a few years if possible.

What are the value of each property and do you have credit score over 650? Not sure why you not able to refi but 15% is very very high on rates. I’m interested in seeing how you able to have positive cash flow with those rates.

@adam Drummond, if you purchased it with cash you can get 50% ltv. Don’t know if $25,000 will work for you.
