you won't be able to get all cash out. Most likely 75% ltv after 30 to 90 days of obtaining the property.

I can help if you need it but most go between 65% to 75% Arv.

It depends on your experience and loan amount. Most lenders range between 7% to 12%. 1 to 4 points in origination fees.

Have you spoken to any contractors to get prices on rehab?
@mark as most were saying here you should focus on getting financing with little to no docs. The rates are higher than conventional but after 2 yrs you could refi.
