I've been speaking with a few associates of mine who says they have a few lenders who can do 100% construction if the property is free and clear. Has anyone heard if this and actually got funded?

You can cashout refi your property and use the funds to purchase an investment property.

@Brian Garrett. You could be a transactional lender and do jv. You be the jv partner who funds deals that those are looking for capital but don't have the downpayment.

@Brent Coombs. I'm listening on a few ideas about using funds for transactional funding.

depends on the purchase price. Most min is $75,000 with 25% to 30% downpayment. @Kam Goldstone

@George Taylor. Not entirely true. I've seen some at around 12% with 10% to 15% down with 4 points.
