@David Luetkemeyer yeah, I agree with @Wayne Brooks. I am working on a deal similar where my client was seeking seller financing (over $100,000) and my lender needed him to come up with 20% which he has some cash. I'm not sure if transactional funding can work on this deal since the end user doesn't have his own cash. Someone correct me if I'm wrong.

make sure you know how much your neighbor is willing to do seller financing. I know so Es lenders only offer 6% for SF.
