Currently the appeal process is closed. You can go to the Cook County Assesor's website to look when they will re-open. Also, you can appeal your own taxes without an attorney.  Go to www.cookcountypropertyinfo.com

Hi Jason,

I assisted my client who owned a multi unit building in Lake County and she did not want to hire an attorney so I helped her. Most of the expense for evictions goes to attorney costs. Even in Lake County it is tenant friendly because landlords do have a bad wrap. 

I would recommend do your due diligence as much as possible. Use a reputable lease in the area you own. Fix the items as quick as possible for your Tenants if they raise an issue. Before paying a lawyer offer then assistance in finding them another place to live or as many people have mentioned,  cash for keys.

HI Kevin,

I am a Realtor in Chicago and can get you set up on a MLS search so you can start looking at other properties to purchase.

Did you buy your property as an FHA? If not, you may be able to purchase your next multi unit as an FHA. You can roll 3% of your closing costs into your mortgage. Negotiating the price with the closing costs and having it still appraise out is key.

Also, I would recommend getting a home warranty on your property. It typically costs around $900 for 13 month coverage for a multi-unit. You can exercise the home warranty on items, such as furnaces, water heater, fridges, dishwasher, etc. Check out Home Warranty of America. I typically negotiate the seller to pay for it when my clients are buying properties.

Hi Ran,

The terms you propose to the seller should be structured to what works best for you. Once you propose your offer to the seller he will most likely counter if he is interested in doing seller financing. You will continue to go back and forth(negotiate) until you come to an agreement. 

Typically the seller retains rights in deducting the property taxes until you actually buy it.
