Go to metersave.org to have a water meter installed for your building. Although, landlords typically pay for the water bill.

Many of the condo associations have strict rules, and typically prohibit it, regarding vacation rentals and airbnbs in Chicago. If you are contemplating running a VRBO or Airbnb then I would recommend buying a multi-unit or single family home.

Welcome to Bigger Pockets. Chicago is a great place to buy an piece of real estate and profit off of VRBO and AirBNB.
Do you have a price in mind? Have you spoken to a lender?
There are many options to take advantage of. In the Jefferson Park area there are a lot of Pilots and Flight Attendants that rent homes and bunk up together and consider it their crash pads when they fly into Chicago.
It will definitely depend on what you are looking to accomplish as part of your investment portfolio.

I would recommend getting the tenant a security deposit receipt asap. It's best to provide a receipt at the time you collect the security deposit. If, by chance, the tenant decides to you this hiccup in a court of law, the tenant will prevail in Chicago.

I agree with Paul. I am a Realtor and attended Fortune Builders 3 day seminar and then paid to be part of their program, which, yes, is a significant amount of money, but far more valuable then paying for a 4 year college. Not saying that college isn't important, but joining Fortune Builders excelerates the investing process and gives you the tools to not make newbie mistakes or even mistakes by people that have been in the business for a while. Anyone attending these types of seminars and thinks that they will not be (upsold) is going in blindly. You have to invest in yourself. Fortune Builders gives you the option to invest in yourself.
