@Amanda Sutherlin welcome to Bigger Pockets. We have a great community here. We also have a great community in Tampa Bay. Come down to see us at one of the REIAs if you get a chance. My wife and I have to find a babysitter to get away together so we could only imagine how difficult that would be for a single momma! Sounds like you are on the right track and we wish you the best.

@Forrest B. makes very valid points. The multi-family would be yours to keep and profit from for a very long time and when you are ready to sell it will have appreciated and made you much more money in the long run. VA loans have very advantageous terms. Stay below four units and you could have your first multi-family property making money for you in a few months!
Make sure you read all the posts on being a landlord including Brandon Turner's 13 Rules Great Landlord's Follow.
I also believe that this podcast Small Multi-family with Mike Sherwood was where I first heard to never let your tenants know you are the owner.

Hi @LaShelle S. Welcome to Tampa! Well, that may be a little early, but I mean it nonetheless.
We have a huge REIA scene here in Tampa Bay. When you get down here start shaking hands and kissing babies.
I am not an experienced wholesaler by any stretch, but I would say that five months is a long time in the world of wholesalers. You have to be able to flip a contract in just a few days so with five months before the move you have a lot of opportunity cost at stake if you are not at least "practicing" up in Virginia.

Congrats on passing your exam. That can be tough, but it will look easy compared to building your business now.
I am a big fan of Keller Williams. Gary Keller co-wrote a few books about real estate investing. The company is highly training focused, you need to devote the time to it. The company mantra is that nothing is more important than lead generation, where I have I heard that before?
