@Shuai Zeng  The contractor is giving you bad information.

If you had a FHA loan or another loan where you stated you would occupy the property then you are expected to occupy for a year. Unless of course you had to move.

If you buy a property then immediately try to flip it then you would have to pay for a second appraisal if it were within 90 days of your first closing and sold to someone using a FHA or Fannie/Freddie backed loan.

@Ryan Dossey it sounds like you have a lot going on. I know the feeling. My short opinion is that realestateexpress.com is just fine. All that you will be doing with this is memorizing state laws and federal laws. Period. End of story. This will get you licensed and you can do the bare minimum of real estate work, once you find a brokerage to hang your license with. There is no stigma associated with getting your license online vs. in a classroom. You will still be able to walk in to any brokerage and they will beg you to join their team (read; get their cut of your hard work). What the online training will lack is the specifics of your local contracts. You may be able to get this education at your local board of Realtors. From your posts I have read it sounds like you have a great handle on the finer points real estate, marketing, people interaction, etc... You don't really need to go with a big name brokerage, just get all of your class at the board and make sure you stay out of hot water.

From my perspective of the Tampa market, which is Pinellas County, we are in huge demand of rentals. I just started doing property management and all I can say is wow!!! I just put up a high quality SFR rental in Clearwater and in less than two days I had a dozen showings with 3 highly qualified, very serious applicants. I have helped a number of tenants with finding rentals and rates are way up and competition is high.

I hope you come on down and help us get more inventory!

@Account Closed you found a Realtor that did not listen to your needs??? That is shocking... 

Every Realtor is told "no" a number of times during the course of the day. This guy should just roll with it and continue on to the next person whose needs he will ignore. 

I really wish I knew the beaches I would reach my hand out. ...funniest thing is that my KW office is on Corey Ave in St. Pete Beach.
