I sold the property in 2019.  Glad to be out of it.  I have shifted my focus to multifamily syndication.  Fewer headaches and great returns.

Why do you say that Open Door "over prices" home?  From what I have seen, they seem to be at or below market.

When doing Multifamily, partners and mentors are a critical element to success.  You can "learn the hard (expensive) way" or spend some time and money on a good mentor.  Like everything out there, do your research when selecting a mentor.   There are lots of gurus who "talk a good game", but can't deliver.  After I did my research, I selected @Brad Sumrok as my mentor.  Money well spent and I have been successful in my multifamily investing journey.

I am a member of the Brad Sumrok Mentoring group.    Thru this group I have invested 9 apartments with >800 MF doors as a passive investor, Loan Guarantor and Co-sponsor.  The mentoring is great and the students in the group are very helpful.  If you are planning to invest in MF, the 2-day weekend Sumrok training is very helpful.  For an investment of $197, you get a good overview of the MF industry.

I have worked with Gene Trowbridge on. 3-property syndication we closed last December. I would definitely use him again.
