I make around 3-5 offers a day, but then again I'm offering to where if my offer is accepted I will make sure the deal gets closed. If you can't do that, then I would recommend going with shorter response times.

If a hot deal hits the market and I'm trying to put pressure on the listing agent I'll do a 2-3 hour response time sometimes. You can also do other things to make your offer more appealing (Waiving contingencies for example)

This is in Arizona though where we don't have to deal with attorneys

But like others have said, if you do not have the ability to close on multiple properties, then the realtor is correct in not submitting multiple offers for you at the same time. It's a good way to burn your reputation as an agent

While the repair costs will add up, if you sell the buyer is likely to pay less because those things are likely to be mentioned by an inspector assuming the buyer doesn't notice them.  Use it as an opportunity to improve the property which will add value when you do eventually sell it.

I would do a vinyl plank or similar.  With tile if someone drops something and breaks a tile, it could get expensive to replace (even if you keep extras). 

Wow I went and checked out vinyl planks last night. Incredible stuff and I could even install myself saving $$$. Thank you for suggesting this!

 I love vinyl plank. Just installed it in my house and IMO it looks better than tile and it has more give, plus cheaper to install

Seems like you're winning on this one no matter what so congrats!

Are you in a situation where capital is more critical, or are you trying to accumulate doors? I don't know your market but for me I would want to keep it and keep growing. But if you're worried about being limited on capital to acquire more properties then taking that big chunk and putting that towards future deals would be nice too.

I would keep renting it, I don't think you'll see any slowdown in Gilbert anytime soon

You'll see anywhere from $10k more to $30k+ more on the resell with a pool depending on the area. I'd say Scottsdale for example will see more of an increase than Mesa.

You do typically see higher rents for pools as well, but like Mike mentioned that also comes with the added expense of maintaining the pool. Again this varies depending on where the property is but it's not uncommon to see $100-$200 more per month for having a pool.

@John Kaspar That's a tough one because you'll be getting a partial rehab but at the expense of telling other people they did a get job and then someone else getting snaked.

This is not at all the case. My fiancé actually works 60+ hours a week at her job regularly. In two weeks she works more overtime than most people care to go to work. She actually works more than I do. But solely because of the fact that she just got the job a little over a year ago impedes her pay grade.

Seems like she's into her job, not teaming up.  

Or saving for a wedding. But to each their own.

 Just curious but is there a reason why you couldn't hold the wedding at a family member's house, church, etc. and do it for the cost of basically some flowers and catering? I've known people to do weddings for a few thousand dollars. And buy a ring without an actual diamond for the symbolism and get the big rock 20 years from now when you own several properties and are a millionaire?

It just doesn't seem like the actions add up to the dream IMO

@Dante Pirouz Sometimes those conversations have to turn from "Hey I think we should buy this house" to "Hey just FYI we are buying this house" haha
