Well Fargo bank now will lend up to 1 millions dollar with 20% down and fix term up to 30 years. Worth to check them out,They usually have higher interest.

  otherwise  most mortgage broker will do Amortize 20-25 year and 5 year term with lower interest .

Base on the rent collected and the purchase price . You are more than 2% rule which is hard to find these day. Most I see is 1% rule which will make your purchase price around $200k. Depend on area, I would buy the deal today before someone else snap it. Good luck

you can contact wellsfargo and ask for their commercial bank department. they have loan up to $750k with 20% down at 5% . rate actual cheaper than residential 2-4 unit.
