Market Cap is 6-8. There is not much to raise rent and properties are as an average C condition.

I found a 12 units apartment complex that is for sale.

Rent is ranging from $475 to $600 per Month

How much would be your maximum offer price?

Hello. I have a custom window that the glass is broken. the glass is somewhat special with decoration , gazed inside so I want to replace glass with something similar. Where would I be able to find contractor do it or which glass company can do it ? I already reach out to couple glass company and they don't do those kind of special glass, Just plain double panel glass without any decoration. 

I am locate in Twin cities MN .

Hi. I will probably moving out of state in the next month or so. I wonder what other investor do when they have rental here in Minnesota when they move. Looking for few option, idea as what to do when you not local. 

Also Looking for few recommendation for handy man services that specially fixing variety things that can happen in rental. 

Or any property management company that not big company and specialize in single and duplex.

The gain will be taxed. Left over money can be reinvested.

Cash out Refinancing or HELOC are all smart way to tap in equity tax free.

1031 exchange only work if it was investment property and you need to do it right in time frame .

Hi.

Any one know a lender that provide HELOC on primary home in TX with up to 90% LTV.

I used to use Us Bank and Flag star but they don't offer product in TX.

I would. It good area with mostly working class people so it cash flow good and little recession proof.

I am leaning toward HELOC too since you not paying if not using is better than paying 4.5% to the bank while the liquid cash in the bank only making 0.1-2 % at most.

Hello BP

Would you pay off for a house if you can then open Home Equity Line of credit on it to avoid paying interest when you not using but still have ability to access credit similar to cash ?

or Would you do traditional 30 year mortgage to lock in low interested and have ability to access liquid cash on hand , you would pay around 4.6% interest while your liquid cash in the bank don't make much at all. 

Looking for opinion
