Yes, It competitive in the most metro areas so it tough to find a deal. I will be doing a 1031 exchange very soon so I have to start looking for my replacement. I am looking at a few different market from San Marcos all the way through Georgetown to give me better chance.

What would be a way to find them as I am still quite new to Austin and don't have many friends in the area yet. Right now I am only looking at online sources like Zillow, redfin, and loopnet.

Hi.
I am wondering if anyone has any good rental properties in Austin from duplex, ADU to small multi-family 20 units or do I have to look outside Austin to find a good rental with good cash flow. I will be doing 1031 exchange in near future so I am want to get started looking and pinpoint areas and properties.

Hi,
I looking to buy used salon in the Austin metro area and I wonder if any realtor in the Austin/Round Rock area knows the price they charge to represent tenant on retail lease and perform sale contract.
Represent tenant is mean to renegotiate with a landlord for better terms and stuff. Some shopping mall I am looking at are managed by Barshop-oles company so it is plus if the realtor have a relation with them.
The sale contract is meant to help buyers and sellers finished the sale contract and close the deal.
I don't need help to find the place for the salon as I will be buying one already established.

If it Rehab Loan, then your bank should send Purchase price and Rehab money to the closing office. The closing office will keep the rehab money and you can draw from them when you completed the renovation.

If you're a newbie and just getting started... where are you planning to invest and why?
I would advise staying out of the Big 4 cities Austin, Dallas, Houston, and Sain Antonio as It is hard to find good properties that cash flow.
Maybe focus on the smaller suburb to those cities ' names above.
I live is Austin so I would also choose something closer to where I live.
