I think my current CPA is good Tax professional but I don't think they are good with complicate real estate 1031 exchange and cost segregation

Yonah: I think you are right about the suspended passive loss. Cost segregation will result in much higher depreciation that will all of sudden created huge loss and won't be able to offset all and need to carry forward.
Michael: I didn't want to point to any one so I use he/she. The CPA may not have a lot experience with cost segregation since it is more of real estate related field and require more knowledge than regular stream line depreciation. They not comfortable because cost segregation result a lot more depreciation upfront. I am not sure or aware of long term tax planning since that never brought up.

Hello BP.
I wonder is it good idea to show huge depreciation = huge loss after cost segregation with 100% bonus depreciation.
My CPA recommend not taking all deprecation because He/she not comfortable with all the paper loss. He/she said it better to just take some items and spread out some to not create huge loss.
What is follow BP doing on their cost segregation? What is CPA in BP forum recommendation? I would love to hear what other bigger player do when they cost segregation their apartment building because that will for sure have huge depreciation?

Not really. It all depends on your lending. Commercial is easier with one closing but maybe higher rate. Conventional is easier with a lot lender and lower rate

Yes, It is common. You probably didn't read it before. The lender just want to make sure they can collect rent if you default on the loan.
