hi @Bruce Lynn . Is it even 1% rule in Dallas/ Fort Wort area or less ? I was looking into Austin Tx and the number look even worse, it about .5% rule and with high tax, you may even come out with negative cash flow in Austin tx.

does anyone every thinking of selling your appreciated asset to move your money to Saint Antonio where it cash flow better ?

Hi

I am primary investing in Duplex and fourplex and I am looking for some opinion in investing in this area. 

Does it still cash flow in this current market ? In my market, duplex that cost $250k would be able to rent out for around  $2600 - $2700 with property tax around $4k annually. 

How is the property appreciation rate ? is it Seller or Buyer Market ?

I would like to clarify a bit . I do currently have job and been at my job over 10 years. I said when I move , I will not have job anymore and want to take the opportunity to do real estate full time as I always want to do that.

Hello all

After couple weeks searching and asking questions, I have decided to choose Austin as my new place to call home. I will be buying a home before I move here so I need to find a good investor friendly lender for mortage Pre-Approval and for my future investing. 

I will be in Austin Area on Friday Feb 8 to Monday Feb 11 and will stay and explore the south Round Rock area as that is the area I want to buy home. 

Any meet up and real estate event happen those day ? 

Also I don't have any job line up so I will be full time real estate investing. Any recommendation or suggestion on what I should do first after I move there ?

Thanks for all the information.

After searching and reading past few day, I really have to rethink my strategies. It seem very hard and pretty much different animal that I am dealing here in MN.  I don't think rental will make sense in Austin. I think Fix and Flip make better sense because of appreciation.

 any fix and flipper here in Austin ? What do you guy think ? I also do fix and flip here in Minnesota and very confident will full gut rehab so I can certainly do it again in Austin.

Thanks @David Ivy for detail explanation. It help me understand a lot about this market. do you think the market will have some kind of correction in the next two year ? In the chart, it look like price gone up a lot but I don't think wages have gone up that much so affordable is in question now.

Also I found these area are good for family: Round rock, lake travis but in north.

 is there any good area for family but in south of Austin? I was thinking of live in south Austin but invest in Sain Antonio since it still cash flow there.

@Kary Aycock Wow. That is really low and just like @Ryan Kelly said, it almost .5 % rule. I thought 1% rule in MN was a little risky, now I need to rethink. hahaha

Look like I may need to look  somewhere else that is warm and still make sense to invest. I focus on cash flow and any appreciation is bonus.  Cash flow provide me ability to move when I want. 

Does any one have chart provide Austin SFG market in the last 20 year ? I would like to learn about the market cycle to try to gauge where we at in cycle. If we at peak, It may make sense for me to rent couple year until market cool down then buy at that time.

@Jordan: I think I see you few time at different real estate event. Since you invest in both market MN and Austin. Can you give me your opinion ?
