@Jared Bouzek, thanks for the shout out!  @Jeff Betschart, I'd be happy to speak with you about your LLC setup/transfer of rental property to an LLC. As others have mentioned, it's super easy to go on the CO Secretary of State website to actually create the LLC, but the Operating Agreement and the title transfer documents should be drafted by an attorney.

@Vance Corich, cool that you're a machinist!  I love sculpting, so I'm guessing I'd enjoy that as well.  Anyway, are you a broker?  I ask because you have to be a real estate broker to be a property manager in Colorado.  If you are, I'd recommend you reach out to brokerages that are performing property management services to see what mentorship they provide if you "hang your shingle" with their firm.  Some do much more property management than others. Best of luck!

I am not an attorney in Wisconsin, so I cannot speak to their laws, but at least here in Colorado, you must own the property to manage the property without a real estate license. In other words, for the LLC to manage property without a real estate license, it must have an ownership interest in the real estate. Something to look into before having your LLC manage the property while you own the property in your personal name.
