Cara has all good advice but I think it's a residential lease with extra terms added to it. I can recommend 2 different law firms that I have and still continue to use. Mark Zinman at Williams, Zinman & Parham P.C. and my favorite is Denise Holliday at Hull Holliday & Holliday.

Memphis Invest is the only one that I hear about and it's always been good. I think they are in Texas now also?

If they leave it clean we do not charge the tenant but I still send in my cleaner to touch up and get things like blinds and behind the frig which most tenants always miss. But if it's obvious they didn't clean, then I charge them the same amount that my cleaner charges.

For these types of notices we send them via Certified Mail only to protect us if we end up in court, it is deemed delivered after 5 days in Arizona. But we also send a copy by 1st class mail and by email. One way or another they will get it and with the Certified you have proof that you sent it for the courts.

I do it all the time with college students. First, the Security Deposit stays with the lease, if tenant A wants his portion he has to work it out with tenant B. Next, can tenant B afford to be there on his own or can tenant A & C qualify, if so, have tenants A & B sign an addendum releasing A from the lease then right up another addendum adding C to the lease. 

In this scenario your lease was never broken and the security deposit stays in place. I might suggest that C give his portion of deposit to A to make him go away happy.

We do this all the time but all parties must sign the addendum and its just a short 1 or 2 sentences stating what everyone is doing. If you cancel/break the lease, now you do have to deal with the security deposit and write a new lease. Addendums are a much cleaner and simpler way.

For a co-signor we require a full application, screening and 4x the rent
