I charge a $300 non refundable pet fee per pet at lease start (don't call it deposit or it has some legal consequences on my state, such as having to pay it forward when you sell property). Then I also charge $50 per month per pet as pet rent.

Door knocked to find the deal.
How did you finance this deal?
Used LOC from other properties as "cash". Will finance once we've finished the updates.
How did you add value to the deal?
Painted the main unit. Remodeled the basement unit and made new/clean looking.
What was the outcome?
Easy profitable units to rent.

@Bryce Betley- As far as depending on people remembering your company name, a lot of money typically goes into a branding campaign to get your name out there enough for people to recognize and remember. That is typically the advanced strategy for larger income generating companies. It is more cost effective (better ROI) on the front end to continue to advertise for people that need a solution NOW. How you do that marketing of course varies. Bandits signs are an option but as you can read from all the other comments, there are downsides to that.
