How accurate do you think the Airdna and Pricelabs data is?
As a self manager, how'd you find a reliable cleaning company?
Do you recommend a minimum stay? I'm thinking 2 nights...

Robuilt on youtube is a great start to learn the Airbnb business.
Airdna.com and Pricelabs.co are your best sources of data regarding STR in specific locales. I wouldn't consider investing in a STR without that data...

Hi Jonathan,
We use Tracy at Lot74 to manage our property in Bethlehem, and recommend her without reservation. I'm in Hunterdon NJ, about 40 minutes away from Bethlehem, and I was going to manage the property myself. I determined that I could not offer the same level of professional service that a property manager can, so I decided to use one.
I found Lot74 through my broker Brandon. It's a crazy time to hire contractors, and Tracy's contractor connections have been a godsend with the numerous repairs we had to make.
Moving past initial repairs, I'm all about attracting quality tenants and servicing them so well that they are reluctant to move. For me, it's well worth the 7.74%.

Hi David,
I use Tracy at Lot 74 Property Management to manage our twin purchase in Bethlehem, and she's been a godsend. Most of the responses you've received have been in line with her thoughts on best practices, so you're in good hands.
Our purchase came with window AC units so I had her handyman secure them and make sure they were draining properly. It goes in the lease that they are not to be removed.
Lot 74 does quarterly inspections, and I'll ask the inspector to check them along with the oil tank level. When it's below a quarter tank, I'll have it filled and they'll bill the tenant.
We also have a storage shed in the back yard and don't charge extra for it. What if you charge extra and the tenant decides they don't want it? I'd rather have it included as value. Lot's of small value add ons help keep the tenant happy, and hopefully they'll stay for many years.
With todays work at home hybrid, an office (or playroom/TV room) in the attic would be a nice feature. Work the numbers and see what kind of ROI you'll receive. If you're going to finish it, now's the time.
