"Yes, tenant will be charged cleaning fee, I only added it in for cleaning supplies and miscellaneous things like toilet paper and paper towels."

Shouldn't those supplies be included as part of the tenants cleaning fee?

I'd be fine with that... Why the hesitation?

Shouldn't cleaning fees be left out of your monthly expenses since you'll be charging each tenant a cleaning fee?

Hi Kasey,

AirDNA and Pricelabs are good data sources for what revenue you can expect as a short term rental. I would not plan on revenue without their guidance, as you could be way off.

A quick calc on AirDNA shows a 65% occupancy rate for Lincoln NE with a median income of $1600 a month, but some neighborhoods will do better than others.

Does Airbnb have a lot of rentals in your area? If so, that's a good sign, but you should still do your due diligence.

Don't forget to check township/town rules on STR's too. If they don't have STR rules in place, they likely will at some point...

I would consider getting an umbrella insurance policy too. If you do, make sure that you list all of your properties separately.

Congrats!

Are short term rentals allowed at your location? Assuming they are, I'd check out pricelabs for estimated revenue to decide if it's worth it or not. 

Other than that I would search the forum and sign up for notifications when a STR comment is posted. There's a tremendous amount of helpful info here.
