@Jordan Lane I'm a realtor and investor here on Oahu.  I would agree with the others that it is highly unlikely to go down in the future.  The majority of the value of most real estate on Oahu is in the land, so that sounds like a decent deal.  Let me know if I can help in any way!

We are looking to remodel our bathrooms in Honolulu.  Do you have any recommendations for handymen to replace a vanity, toilet, and fixtures?  Quality and timeliness is most important to me.

I was planning on selling in 2018 as well, because that would be 2 years of owner occupancy, but the new tax laws might change that.  You may want to pay attention to IRC 121, once it's signed into law, since it could change it to 5 out of 8 years of owner occupancy to avoid paying capital gains tax.

@Jonathan Paz Nice to come across your post! I can't speak to the holding company LLC, but for my Hawaii LLC's, I just use the online wizard at

This is fine for simple arrangements, but if it's more complicated, I would go with a lawyer.

Depending on how much equity you have on your condo, you could refinance and pull cash out to buy the next one. I did this with my Anaheim SFH, which allowed me to buy an investment property in Indy and my primary residence in Honolulu.

Another option is to pull out a HELOC on the condo, and use that as the down payment.

I can run a CMA for you if you'd like to see where you're at, in terms of equity.

The main difference between a condo and a SFH is the HOA fee. As far as deals go, it depends on if you are planning on holding it or flipping it.
