Yes he eats 12,000 calories per day. When I was in season only swimming 3 miles a day I could eat about 8000 a day. I am only 5'8" and weigh 150 pounds. He swims about 5 miles a day and is much bigger... Try swimming 5 miles in a day and see how much food you crave after the two practices. You'll want to eat everything in sight.

The whole Phelps thing is just insane. I don't think a lot of people understand how fast this dude can really swim. (Being an ex water polo player and swimmer it blows your mind.) Also, Matt Grevers the kid who got silver in the 100 back is from up here in Chicago area and and we swam against him a couple times. Kind of crazy to see people you were around a few years ago winning olympic silver.

Thanks for supplying that article Mike. I once asked somewhere in the forum what percent a buyer would usually buy at and it never got answered. So, thanks for answering my question!
I guess it just seems like it would be easier to cash flow if you refi'ed for what's left on the mortgage. I'm just learning so I need see see things as many ways possible. More importantly the correct way...

I would be interested in the numbers too. I know rents are high in Boston... did you get the property handed to you?
So what is the main reason someone would want to do a sub-to. I know because they are unable to make the payments, but did it stem from bad credit so the loan wasn't as low as it could have been? I guess it just seems weird to me that you can take over someone's payments that they can't make and then rent it out to someone where you can cash flow. I feel like I am missing something... I'm sorry.
I am just trying to understand everything of sub-to's, as a college student I think sub-to and wholesaling is where the next few years of my life will be. Thank you for any help!

Hey Josh,
I like the new set up a lot also, looks better and is easier. Will the widget get worked out tonight? I'm a mac user and the BP one is by far the most used. It reads "An error occurred retrieving the feed." as of now.
