A lot of people around the site will recommend Wendy Patton's book on Lease options and Subject- to deals. You would be able to avoid banks working like that also.
I am new as well so not the most knowledgeable but I will be ordering that book very shortly.

Haha, I do agree because he is an Olympian. But, you do have to remember he is essentially a college kid at the University of Michigan. Just a normal old guy.

Do a lot of landlords carry guns? I would obviously want to protect myself to be safe, but is a gun a common weapon for a landlord? I figured a knife would be good enough... haha (I am a newbie)

How exactly would I be able to find out about other wholesalers in the area? Just by placing bandit signs saying I have homes to sell? It just really discourages me with having no REI club.

Going to your point of taking the cost of property in account. There is also a 2% rule which is thrown around, again only a rule of thumb. If you rent at 2% of purchase price your property SHOULD (could) cash flow positive.

So I have had enough studying and just feel the need to take action. I guess I have step one of the REI newbie session complete. Most of you know my situation, a college sr., at a university that I will be nowhere near next year. Obviously this is the reason wholesaling would be the most ideal way to do business here.
So, first problem there are no REI clubs here. Ouch, I know. I do live in a house and it is on one of the most busy streets in town and it is 2 houses from the most busy intersection in town which is giving me hope. I also have a bus stop in our front yard so maybe alot of people that are behind payments would be here. I am thinking that I am going to make signs one saying we have homes for sale cheap and good investments (or something along those lines).
I have a question about finding homes through the county recorders though. I called them up asking if they have a list with properties behind on payments and she said there was nothing like that. (this was not an easy lady to work with). I thought all counties had this and I would like that to make a good mailing list. I have thought about putting two different signs in the yard but this is not my house and I don't want to make my roommates house a billboard. I did tell him if he helps me out I would even go 50 50 with it though.
Any thoughts would be a great help. I am just a little worried with the lack of REI club and lack of making a buyers list. Thanks for the help in advance!

The 12,000 is over the course of the day. He has said that it is usually around 10,000 but at times reaches 12. And I'm telling you its believable. I have played many sports and many for years, football, baseball, basketball, soccer, golf, swimming and water polo. NOTHING is as hard on your body as swim practice. Your body gets so tired and needs all that food to replace all your energy. If you doubt it that much go swim 2 miles at 5:30 (am) and then go back at about 6 and swim 3. You'll quickly find out it is all very true.
I don't want to sound harsh here but many people underestimate how hard water sports really are.
