Post: Buying Notes???

So I know im bringing back an old thread but this has the makings of what I was going to do anyway.

Marc, or anyone else for that matter, how do you buy notes? I understand what a note is, basically a loan (i think). So do you purchase the note for x amount from someone who wants money more immediately? I am just kind of confused but am intrigued so any help would be appreciated.

Have you read Principle Centered Leadership? I've never read it but heard a lot of people talk about it. I heard he takes a bit from 7 habits of highly effective people but could be worth checking out. They even have two at the Tempe library so you can check out the other one cuz thats my next book! haha

I could name a lot of others but most have been mentioned already on this forum and I never really see that one thrown out.

Eddie, Im not so much "hoping" people foreclose. Its going to happen regardless if I hope they do or not. And when they do foreclose and I get them out of their situation I will be more benefit to that person who is "hoping" everything ends and doesn't to anything to help anybody.

If we were all moral as could be and wanting to do what is right no one on this forum would make a single dollar because we are pricing things higher then what they truly are(or less depending on the situation).

Its just a way you have to look at it. Real estate investors do help people out of their foreclosure but you never see somebody jump in a deal and say boy this looks great ill help them out while spending $20,000 of my own cash, you only make a deal if you can make a buck.

Right, thanks Gregory. What Im asking is how many before I have any deals though. And I know one or zero isn't the answer...

Yes I know, its probably a bad question. I know having ten big time buyers with cash is much then having 100 small buyers with no cash. And I know that if I get a real good deal it will be easy to get rid of so it shouldn't matter.

But for a beginning investor who wants to learn a lot and make sure everything is in place before I go and get my hands real dirty what would be a good amount of buyers to have? All I want is a general number to shoot for, heck you can even make a number up I wont know your lying. Im just a person that likes to make sure everything is in place and I am doing everything as safe as possible, I know there is fear that I will have to over come but what can I do for now...

I agree Brian I think wholesaling is what I need to concentrate on so I can do it in any condition. I also am set on getting homes subject-to and then either wholesaling it or just using a L/O as my out.

I just didnt know if wholesales become harder to come by as the market flattens out and is on the up I guess...

I do think I will try to rehab a little bit I have always been intrigued by design and almost went to school for architecture. I do agree that rehabbing will never go out of style, I was just unsure of wholesaling.

When I get to a certain point with cash I think I will become a lender. It will keep me in the game while I can also make money. Of course I will be doing this in a major city in California so I can be living on the beach and spend all my time with my family.
