Will, your right Sunrise has some potential to make some decent returns.... I think ill drive out the tomorrow and take a look at just how bad the neighborhood is.... I figure if its too bad I can always use a management company. Ill be sure to take my gun.

Thanks everyone… I started reading the Beginners Guide last night. The first thing that got my attention was the 2% rule…. It almost seems unrealistic that your monthly rent should be 2% of the purchase price. Any thoughts on a more common situation?

Great! Ill have to brush up on my San Antonio maps...lol, I've only lived here about 4 months now. I have next week to go drive around and investigate some of these areas. Thanks for the tip on taxes ... I had no idea the taxes were that high there.
Haha, if that was my plane in the pic you could actually probably fit in it... my plane is a little Cessna 172. Im 210lbs and I barely fit in the pilot seat.

Hey Neil,
San Antonio Market is kind of a funny thing. All sides of town have their advantages and disadvantages. As you may know the Northside of San Antonio from Marbach & Loop 1604 to Bulverde Rd. and Loop 1604 are great areas on both sides of the loop. Of course North is best.
East-side can be very rough, yet there are some pockets that can be fantastic for buy and hold.
South-side as well as the West-side have great opportunity, but again it depends on the pockets you are in.
If you are going to buy and hold single family homes then you do have to be picky where you invest in. I had several properties off of Five Palms in Indian Creek Subdivision. Guess what? For any one single family home that I owned, they were the most profitable when it came to SFR's on that side of town.
Multi Units is something you can also do which will prevent that 100% vacancy from hurting you when a tenant moves out.
It truly depends on what type of property and who your potential client's are.
This month (September 2013) there were a dozen shy of 700 foreclosures, so the market is getting better slowly but surely.
How do you plan on obtaining these properties?
What types of properties interest you?
What specific areas are you leaning towards?

Hey, Big Henry. I just bought a house off of 1863 in Bulverde. I love this town. I plan on now buying some rental properties in San Antonio. What do you think about the Stone Oak area. It seems the houses there are considerably cheaper than the Bulverde area. And I figure the great school ratings in that area would be a plus to keeping the houses occupied. I'm just not sure on how much I should be investing in a rental. I figure its going to be a long term investment so I suppose I don't have to get the best deal in the world , but it sure would be nice. Any advise would be appreciated. I currently have 10 acres that I'm considering selling to assist in my first couple rental properties.
P.S , I'm going to take a look at the Indian Creek Subdivision

Hello, Im Dusty. I recently moved to Bulverde, Tx from Corpus Christi, Tx. I've decided to take the leap this year and get involved in the real estate market. My CPA really encouraged me to get involved in rental properties to cut down on some of the money the government is taking from me. Investing in real estate is something I've always been interested in doing and hope to buy my first rental property this year! I hope to meet a few good contacts here, but as with everything online I'm very hesitant on who and what to believe these days. But I do believe there's still good, honest people out there and hopefully I have a chance to find some here.
