From what I've read in the forums... by not answering the calls and letting them go to voicemail it'll weed out a lot of the tire kickers, in theory if the person is truly a "motivated seller" they leave a voicemail…… But if you only take advantage of the deals that fall in your lap i think your probably leaving a least one more on the table. Some people just need a little convincing. Plus it'll allow you to introduce yourself and build some kind of rapport.
I realize that answering every phone call will be impossible by yourself considering they will probably be calling at the same time. When I send out my first batch i intend to try to answer every call possible and call the others back asap… I want to take ever call possible to perfect my "pitch"

I was curious about your google voicemail, what number comes up on their caller id when you call them back??

It seems that the majority of people posting here on BP prefer to let their calls go voice mail. I could understand this if your just too busy to answer the phone at that moment or if your doing so well wholesaling already you can take the chance of missing a potential lead. I personally come from a background of phone sales. I worked at the U.S Gold Firm, selling US legal tender gold, silver, and platinum... We advertised in large newspapers and magazines countrywide. We would get a heads up when the ad's were going to hit and made sure that every phone call was answered ASAP! We would forward the phone to a cell at the end of the day and someone was responsible for answering calls until the following morning. I know for a fact that letting your calls go unanswered will hurt your closing ratio. When someone call's from an ad they are in the "ether" ready to make a move. If you give someone to much time they will quickly lose motivation/interest to deal with you. Always Be Closing. Good Luck

10-4... Thanks Aaron..... I just got a list of 400 cash bought properties in my area... I definitely see a patter where these guys are buying.... I'm really surprised how many houses $800k to over 1.5 mil are bought with cash!... must be nice... Thanks

I used to buy $100K houses and it was a lot of fun. It was work, stress, risk, and reward. Then I started buying half million dollar houses and guess what; same work, same stress, same risk, but much bigger reward.
Aaron, since I cant go to my title company and acquire a list of motivated sellers, what would you recommend my target area be when building a list on listsource?? From what learned so far Im looking for absentee owners with at least 45% equity, expensive houses, in areas where cash buyers are active, 7 plus years ownership, no corps no trusts..... I am missing anything??
