I wouldn't think an "agreement" would be a binding contract... I think you should be able to terminate your agreement with the realtor. I had an agreement with a realtor to sell some property for me, after 6 months of no phone calls or any contact from her whatsoever, I contacted her and had her send me a contract that terminated our agreement. I now have a more competent realtor listing my property.

Be sure to listen to some of the podcasts and take advantage of the free file downloads... you are only allowed a couple a week unless you upgrade your account, so start downloading the ones that may come in handy now.... I would go for option 1 if I had time to find a great wholesale deal and pay cash.... you would have plenty of time to flip it with minimal monthly expenses.... if you can make money on a flip, sell it.... or just keep it as a rental when you move back
Multifamily is great too.... its always good to have some1 else pay your mortgage!! I would go this route if I qualified for a VA or FHA loan and didn't have a lot of capital saved up... Im currently helping my girlfriend find a multifamily for her first home/investment...
I would only go rental if the other two options were not possible.
I'm new to real estate, so take my advise for what its worth;) Good Luck

If you can find good tenants you should be fine....NOt too sure about flipping, but Im going to start marketing to motivated sellers here in San Antonio, so if you are looking for a wholesale deal hit me up....
