You can type the address into rentometer . com and get an idea of rents in that area... I thought a FHA loan had to be used as your primary residence??

What a load of crap!!!.... Spend about a month here on BP networking and studying..... Use that $500 towards your first marketing campaign.. If you run into a problem just shoot someone here a message... You would be surprised how quick people here are willing to help. I cant believe people spend that kind of money on the gurus......

Drive around the houses in your area.... look for houses with bad roofs, beat up garage doors, broken windows, basically distressed looking.....  write down the address and personalize your letters to that specific address..."I want to buy your home at 123 Main st, call Chris @..."...  You can go to usps.com and buy cool stamps for the same price as regular plain stamps plus shipping... I just ordered Ronal Regan stamps that look awesome.... Good Luck,

I could be wrong, but from what ive read the past few weeks, you will deal with the title co....  As far as closing, its optional for you to be present.

Im looking into wholesaling as a avenue to finding a few buy/hold properties??? Its been fun learning about this area of RE investing and plan on sending out some postcards soon and give it a shot.   I hope to find a couple personal leads, but I want to be prepared to take advantage of any possible deal that ill be able to wholesale... I have a good understanding of sub2 and owner financing, I realize that I have the property deeded to my entity in both situations..... It seems that sub2 would carry more risk as a personal buy/hold.... What circumstances are ideal for each of these options??? Sorry if this is too broad of a question..... Respectfully,
