Hi Pablo. My wife and I got our first househack a few months ago. We are doing rent by room on airbnb and it has been awesome. Our RE agent recommended a few lenders and the one we went with worked out great. I would recommend finding and agent based off of reviews/ referrals and maybe seeing if they have any lenders that they have worked with before.

My wife and I are househacking a large single family home, by renting the other rooms on airbnb, and it has been going great. I would definitely recommend househacking a single family home as a backup (if that is something you are comfortable with). You could also look for houses with an "in-law suite" with a separate entrance.
