A good strategy using Zillow/Trulia/ etc. could be to check out other similar properties that are posted for rent. Then you can go back a few weeks later and check if they have been rented. That will give you a good idea of what similar properties end up going for.

PMI could be around 1% of the loan price per year, so could be about 200 dollars/ month. On a conventional loan the mortgage insurance drops off at around 20%, on an FHA loan the mortgage insurance would stay for the life of the loan. You would have to refinance to get rid of it. It could be worth it to spend the extra 200 per month to only put $10,000 and have an extra $50,000 in reserves. It all depends you could go either way.

Hi Joshua I just looked at your numbers and I noticed that you had 60,000 down for down payment. Since you would be occupying the property you could possibly put down as low as 3.5% if you wanted.

I agree that househacking could be a great way to break into an expensive market. You may not be living completely for free but it can help you to live for cheap, and save up more capital to put into other investments. A good idea could be to find a different property (a duplex/triplex) and live in it while renting out the other sides.

My first househack is the one I’m currently living in. My wife and I purchased a 4 bedroom new construction in Houston, and we rent 3 of the rooms through Airbnb. It consistently covers our housing expense every month and sometimes a bit extra. We’re currently looking for a duplex/triplex as our next househack.

@Linh Terford Hi Linh. My wife and I have a new construction 4 bedroom home in Houston, and we list 3 of the rooms on Airbnb. Overall it has been great for us, as it’s at least covered our housing expenses every month, and sometimes extra cash flow. It all depends on if you can deal with having people in your home. We have enjoyed our time renting by room but we are starting to look for a duplex/triplex for our next househack. Good luck!
