I was in a similar situation with not showing enough income, which affected my DTI (I actually had no debt) but just closed in a duplex today. Lender was able to count rental income on my primary PLUS rental from the other half of the duplex. PM me and I can give you my lender's contact.

I'm currently using a Schlage/Smart Things/Wifi combo across 7 STR units with no issues. Adding and removing codes for guests, etc.
Also, I never got a clear answer when I researched it last, what's the code length on the lockstate time based ones? Is it 6 digits or 10 digits? I don't mean the pre-programmed codes, but the ones you can provision on the fly.
Do you have to pay a monthly subscription for the Schlage?

By the time you have the cost of the Refi, you are looking at about 15k to save $183 per month(801 minus 618). So that is your ROI. about 14% CoC.
