I have climbed in Moab, many times. Beautiful area! The stuff around Saint George UT is pretty awesome as well, as is Joe's Valley near Orangeville UT.

@Andrew Postell My new mailing address is at my Girlfriend's mom's but I am living in my van/with the Girlfriend until I make a purchase. I have an executed lease for the current property, but didn't charge a security deposit as it is a close friend of mine.

My followup question is since I am now renting my primary residence (no mortgage) starting July 1st, can any of that income count towards DTI as well?

I am trying to understand how buying a Duplex and counting rent of one side (currently leased at $1300 per month) would count towards offsetting of the mortgage for DTI. So for instance, on a 300k duplex with 20% down, at 4%, the PITI would be roughly $1400. So for DTI would $1400 be added to debt and $975 ($1300 x .75) be added to income, or would it be $425($1400-$975) added to debt for DTI purposes?

You do not have to pay capital gains tax if you lived in it for 2 of the previous 5 yrs. So once you move out, you have 3 yrs to sell without capital gains tax.

I am usually in the southwest or southeast US for rock climbing. In Feb and Mar I was in Southern UT, Bishop and Vegas, then in April spent some time in Southern California and Flagstaff. Will be in the southeast in July visiting family, and back in Flagstaff for much of September.
