This is a comparison of my brother and I.  He has made over 100k annually for the last 10 yrs, and is currently at about 120k, yet his net worth for 401k, cash and equity is about 150k

I have never made more than 110k (last year) and for the last 10 yrs averaged about 35k (great years and years where I traveled around rock climbing), yet I own one house outright worth 150k, have 60k in equity in a duplex, and am looking for my next property now with about 90k liquid.   

I surely could be doing much better but still progressing, and rock climbing an average of 100 days outside every year.  Money isn't everything.

Chattanooga is a sweet place.  Plus no State income tax.  Saved me a few grand just moving there last year.

Brie had the right answer.  I had to do just that last year as a 1099.

3 currently but will be acquiring more in the next 1-4 months

The right lender will also be able to count part of the rental income of the other half of the duplex.

 I also get spam emails from them ever since I joined BP even though I have no idea what the company does or offers.

With that budget, your primary options are Colorado Springs, Grand Junction and Pueblo(crap-hole).

I could also use a handyman or plumber recommendation.  I have a rental that the kitchen sink is leaking around the gasket at the bottom, but I am currently 1400 miles away.  PM me if you know someone I could contact this week.
