Generally, your resident state return will have a credit for taxes paid to other states. This avoids double taxation.

So I would pay in CO, and not in TN?

If you own property in another state, do you pay state taxes where the property is located, or where your permanent residence is?

If you have a duplex and one side is LTR and the other is STR so that the average is much greater than 7 days, does that work?

@Cody L. The OP reminds me why I left Boulder CO two yrs ago....so many people like this, mid 20s college education living off their parents bank accounts.

@Alex Young You want freedom to travel and rock climb?  Work and put in your time first.  Do you want to be eating ramen noodles out of the back of your Honda Civic at the crag parking lot, or cooking in your Sprinter or Sportsmobile?  I prefer the latter, and that is why I work hard when I am not playing hard.

If a mortgage on a 42k property puts you over 50% DTI then you have way too much debt to be worrying about REI at this point. Pay down the cards and build an emergency fund and then start REI.

You are missing transaction fees on the sell.

I am about to start a house hack also, and even though the tenant won't cover 100% of my PITI, it is close enough to make it worth it. Like others have said, will it reduce what you would be spending on housing?
