Speak to a different lender. If you have history with renting one side, you can be credited with rent potential on the other.

You should definitely get an inspection. Even if the seller is selling as is, you want the info to make a better buying decision.

It sounds like she(you) has(have) made her(your) decision so just try it and see what happens. Worst case scenario, She(you) gets(get) time in prison and a felony on her(your) record. Best case scenario, she(you) has(have) to wait another year to purchase a property. Do a simple risk/reward equation and see what it says.
