Lately, I've been running numbers for fix and holds in Tampa and Pinellas and both areas are about equal on the properties I've analyzed with Triplexes usually winning in cashflow over duplexes and quadplexes. I've ran a few on SFH, but lately they haven't made sense over 2-4 door properties, but they are out there. For short-term rentals though, if it's fixed up nicely with a beach feel, Pinellas usually gets better rates, even if it's not particularly close to the beach.

I currently live in saint Petersburg what's the best county to invest in in the Tampa-metro area ?either for a fix and flip or a fix and hold for long term investment .

No this is NOT and I repeat NOT a waste of time. If you haven't noticed in the news STR opens the door for all sorts of lawsuits, of which I have yet to figure out why! that sounds like its going to screw over new home buyers. Making it harder to buy a house as well.
