Thanks @Abel Curiel! Lately, I've been running numbers for fix and holds in Tampa and Pinellas and both areas are about equal on the properties I've analyzed with Triplexes usually winning in cashflow over duplexes and quadplexes. I've ran a few on SFH, but lately they haven't made sense over 2-4 door properties, but they are out there. For short-term rentals though, if it's fixed up nicely with a beach feel, Pinellas usually gets better rates, even if it's not particularly close to the beach.

I would definitely say in your backyard - in Pinellas.  It may be harder to get a "deal" but we are bringing in more and more higher paying jobs and housing is in high demand.  And with our lack of buildable area, we shouldn't see any major drop in prices anytime in the future.

There are a ton of fixable opportunities, too.

Hey Edgar, you can bring value in a few ways. You can find a good deal and bring it to them, you can have money to contribute, or you can provide some kind of hands on value such as managing a property for a busy investor or running a rehab on a property. These three ways will be the main avenues to provide value to an experienced investor and they all can earn you a piece of equity in deals to get your foot in the door.
